SNBJWT to the following covenants and restrictions:-
1. No buildings other-than onb private dwelling house for the use
.
and occupamy of one family and me private garage shall be erected
on said premises. No such dwelling shall have a first floor area of
lose than 10$0 square feet hot including porches or garage, and shall
cost not less than $13,000.00, except that 11/2 or 2 story houses:
shall have no leas than 900 square feet on the first 'floor.
2. The premises shall not be used for the manufacturer or sale of
merchandise or goods of any kind, nor for the trade or business - - -
whatsoever, nor for the display of any advertising or commerclal
signs.
3. No stables, open cesspools or outside toilets shall be erected
on said premises, and no nuisance shall be created or allowed: on
said premises, and no use shall be made thereof that shall bedanger-
ous to the health of, or offensive to.the, senses of eight or smell
of the party of the first part, his heirs or assigns, or owners of
the premises adfoining the premises hereby conveyed and neighbor-
ing properties. - -
4. No fences or hedges over 4 feet in height shall be erected on
said premises, andanysuch fence or hedge shall be maintained and
kept in good appearance. - -
5. No fowl, poultry, animals or livestock shall be kept
on said premises otherthan two (2) domestic pets. -
6. No mobile homes stall be kept, used or allowed on said premises
except when kept In an enclosed`garage.
The covenants, conditions, restrictions and reservations herein con-
tained spall apply solely to said premises hereby conveyed and they
shall be construed as real covenants running with the land and shall
cease and terminate on January 1, 1980.
These covenants and restrictions, herein imposed shall apply solely
to the premises herein conveyed and these covenants and,restrictions
may be modified, changed or released by the party of the first part,
his heirs and assigns and the owner of the premises for the time
being, the party of the first part reserving andretaining all
restricting rights of neighboring properties now owned or which may
be acquired by him. - I
