to the southerly side of Park Avenue; running thence along the southerly
side of Park Avenue S. 720 50' W. 100 feet or more to a point which is
100 feet from the first course herein measured at right angles thereto
to other land of the party of the first part; running thence South 110
131 E. to mean high water mark of Great Peconic Bay; running thence in
an easterly direction along mean high water mark of Great Peconic Bay,
100 feet or more to the point or place of BEGINNING.

said premises to the center line thereof.
