WITNESSETH,tRat the party dale first part, in consideration of ten dollars and other valuable consideration

BEGINNING at a monument set in the easterly side of Main Bayview
Road, which monument marks the northwest corner of premises herein
described and the southwest corner of land now or formerly of K.
Breitstadt Estate;
RUNNING from said point of beginning along the southerly line of
/ last mentioned land South 74 degrees 42 minutes 50 seconds East
170. 57 feet;
THENCE RUNNING along other land of Southold Development Corporation
South 15 degrees 17 minutes 10 seconds West 101. 73 feet to land of
Dart;
RUNNING THENCE North 74 degrees 38 minutes 10 seconds West along
�6) O 0 lands of Dart 180. 88 feet to a monument set in the easterly side of
Q Main Bayview Road;
THENCE RUNNING along the easterly side of Main Bayview Road, North
21 deqrees 06 minutes 30 seconds East 102 feet to the monument at
the point or place of BEGINNING.
SAID PREMISES being also known as District 1000, Section 070 .00,
l Block 08. 00, Lot 054 . 000, and is also known as and by premises
1825 Main Bayview Road, Southold, New York.
SAID PREMISES being the same as conveyed to the grantor herein and
DARLENE FLORA by deed dated May 25, 1983 and recorded in the office
of the Clerk of the County of Suffolk on May 31, 1983 at deed liber
9367 , page 92.
TOGETHER .with all right, title and interest, if any, of the party of the first part in and to any streets and
{ roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
{ and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
\` 1 the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
