Suffolk and State of New York, more particularly bounded and described

BEGINNING at the intersection of the southeasterly line of the
',r Main Road with the southwesterly line of Eugene's Road; from said
- point of beginning running along said southwesterly line of Eugene's
Road, two courses:
(1) S. 680 42' 40" E. - 371.86 feet to a monument; thence
(2) S. 740 05' 40" E. - 274.81 feet to a monument and land
conveyed by the party of the first part to Allen: thence along said
iland of Allen, S. 290 22' 50" W. - 261.05 feet to a monument and land
of W. P. Tuthill; thence along said land of Tuthill, two courses:

(1) S. 770 01' 20" W. - 126.45 feet to a monument; thence
(2) N. 440 11' 50" W. - 585.25 feet to an iron pipe on said
southeasterly line of the Main Road; thence along said southeasterly
I ' line, N. 460 10' 10" E. - 67.27 feet to the point of beginning.
TOGETHER WITH AND SUBJECT TO a right-of-way for travel on foot
and with vehicles between the Main South Road and premises of Hayden
F. Allen on the East as defined in a certain Agreement dated July 2,
1966 between W. Preston Tuthill and Mary H. Tuthill, as parties of
the first part and Elsie A. Doscher and Hayden F. Allen, as parties
of the second part, and intended to be recorded simultaneously with
this Deed.
SUBJECT to any state of facts that an accurate survey may show.
SUBJECT to covenants, restrictions, easements, reservations and
agreements of record, if any.
