Salter, Sidney Holzer, as Trustee in Bankruptcy of said Frank T. Salter and THE FRANKLIN NATIONAL BANK, defendants, foreclosing a mortgage recorded on the 7th day of February,1956 in the ofJlce of the Clerk of the County of Suffolk in Liber 2596 of mortgages, at page 383 in pursuance of a judgment entered at a special term of the Supreme Court, Suffolk County, on the 7th day of August, 1964 and in consideration of Sixteen Thousand Six Hundred - - - - - - - - - - - - - - - - yrs 416,600.00 1 paid by the grantee, being the highest sum bid at the sale under said judgment, does hereby grant and convey unto the grantee, all the right, title and interest which the said Frank T. Salter the mortgagor aforesaid, had at the time of the execution or recording of said mort it bei.n )liegage, g Muer interest in said premises which was so sold and is hereby conveyed, together with all the right, title and interest of the parties to the aforesaid action, of, in and to ALL that certain plot, piece or parcel of 1ant he buildings and improvements thereon erected, situate lying and being in the Town of Southold, at Mattituck, dou:lty of Suffolk and State of Nov York, bounded and described as follows : Southerly by Bergen Avenue; westerly by land of Edwin H.Brown; Northerly partly by land formerly of Luther Cox and partly by land of Susan A. Bourne; Easterly partly by land formerly of Luther Cox, now Harry Cox and partly by the land formerly of Joshua Ackereon, now Susan A. Bourne, and partly by Cox b Neck Road, containing by estimation 20 acres, be the same more or leas. EXCEPTING therefrom, the following described parcel which was conveyed by Eva A. Broiling to John Sledzieaki by deed dated October 8 1928, recorded October 8, 1928 in Liber 1383, page 152. ALL that tract of land, situate in Mattituck, in the Town of Southold, County of Suffolk and State of New York, bounded and describ- ed as follows: On the east by land of said Sledzieski and on the north by land of said Sledzieski; on the West by land of Lindsay and on the mouth by land of Broiling and marked on the south, east and west corners by stone markers and containing 4 1/2 acres, more or less. The above described premises are more particularly bounded and described as follows, according to a survey made by Alden W. Young,P.E. & L.S. : BEGINNING at a monument set at the intersection of the northerly line of Bergen Avenue and the westerly line of Cox Neok'Rd.and from said point of beginning running thence along the northerly line of Bergen Avenue S. 75" 361 30" W. 440.55 feet to a monument and lands of Charles Murphy, formerly of William Lindsay; running thence along said lands of Murphy the following eight courses and distances: ( 1) N. 220 571 30" W. 684.47 feet; (2) N. g3° 031 40" W. 200.05 feet; (3) N. 180 361 30" W 100.15 feet; (4) N. 22° 28� 40" W. 200.40 feet; (5) N. 1 ° )}5' 2R" W. 100.06 feet; (6) N 210 M 40" W. 99.79 feet; (7)) N. 20$ 300' 20R W. 100.06 feet; and ( g) N. M. 17' 50" W. 59.64 feet to a monument and lands of J. Sledjeski; running thence along said lands of Sledjeski the following four courses and distances: (1) N. T4"42' 10" E. 373.56 fee to a point; (2)S.23* 23' 30" E. 727.52 feet to a monument; (3) S. 23° 161 30" E. 179.70 feet to a monument; and (4) S. 160 16, 30" E. 142.30 feet to a monument and lands of Pausewang; running thence along said lands of Pausewang the following two courses and distances �1) s. 100 lit 20" E. 189.08 feet to a monument; and (2) S. 86° i5: 00 E. 206.55 feet to a monument set on the westerly line of Cox Neck Road; running thence along the westerly line of Cox Neck Road S. 20° 13' 30" W. 28.28 feet to an angle point in said Road; continuing thence along the wester y line of Cox Neck Road S. 40 561 30" E. 224.50 feet to the monument not at the point or place of beginning.
