State of New York, designated as Parcel I, bounded and described
as follows:
PARCEL I
BEGINNING at a pipe set in the northerly aide of New Suffolk
Avenue at the southeast corner of the lands conveyed to Virginia L.
Dart by John G. Downs by deed recorded in the office of the Clerk of
Suffolk County in liber 3520 0£ deeds, page 53; running thence along
the said land, north 14015 east 329 feet to a monument at the.south-
westerly burner of the lands now or formerly of Tuthill; running
thence along the said landa, north 840191 .east 406 feet more or lees
to the waters of Downs Creek; running thence southerly along the
waters of the said Creek to a point on the northerly aide of New
Suffolk Avenue which point is distant 382,17 feet more or lees from
the and of the last course when measured on a bearing south 4043140"
west; thence along the said northerly side of New Suffolk Avenue,
north 87°15' west 454 feet more or lees to the point or place of
beginning.
TOGETHER with all the right, title and interest, if any, of
the seller herein in and to any right of way formerly lying immed—
iately to the west of the premises hereby conveyed, and running
northerly from New Suffolk Avenue, and more particularly described in
Liber 3520, op. 51, recorded in Suffolk County Clerk's Office on May 25
Being and intended to be the same premises conveyed by 195§.
Everett L. Perrine by deed dated the 16th day of December, 1949,
to Robert F. Dart.and Virginia L. Dart, his wife, recorded in
Suffolk County Clerk's Office, Liber 3028, op. 87, on December 16,
1949, and thereafter conveyed by said Robert F. Dart and Virginia
D. Dart by deed dated August 26, 1953, to Virginia L. Dart, record—
ed in Suffolk County Clerk's Office, Liber 3571, op- 185, on
August 31, 1953.
All that certain plot, piece or parcel of land, situate,
lying and being at Cutchogue, Town of Southold, County of Suffolk
and State of New York, designated as Parcel II, bounded and
described as follows:

BEGINNING at a point on the northerly side of New Suffolk

ance of 380 feet to the westerly side of a 30 foot right of way;
thence along the westerly aide of a 30 foot right of way (1) south
16018130" west a distance of 241.63 feet to a point; (2) south
14015100" west a distance of 322.73 feet to the northerly side of
New Suffolk Avenue; thence along the northerly aide of New Suffolk
Avenue north 66034'00" west a distance of 269.60 feet to the point
or placeof beginning.
TOGETHER with the right of user of the seller herein over
the aforementioned 30 foot right of way.
TOGETHER with a right of way over lands now or formerly of
Downs, adjoining lands nor or formerly of Frederick Taggart, from
New Suffolk Avenue to the channel of the creek.
Being and intended to be the same premises conveyed by.
Virginia L. Dart to Donald Wineman and Betty Wineman, his wife,
by deed dated September 2, 1958, recorded in Suffolk County Clerk's
Office, Liber 4509, op. 550,. on September 5, 1958, and thereafter
conveyed by said Donald Wineman and Betty Wineman to Robert F. Dart,
by deed dated March 23, 1959, recorded in Suffolk County Clerk's
Office, Liber 4603, op, 383,. on March 25, 1959; and being and
intended to be the same premises received by said Virginia L. Dart
under the Last Will and Testament of Robert F. Dart, deceased.
