BETWEEN JAMES P. BROW, residing at 38 Sagamore Street, Plainview, Ifew York;
ROBERT W. BROWN, residing at Gircle Drive, Jamesport, New York;
CLEMENT T. BROWN, residing at Knollwood Lane, Mattituck, New York; and
MARY M. TYLER, residing at Maratooka Read, Mattituck, New York,
being the sole distributees of the Estate of CATHERINE E. BROWN (Surrogates
Court, Suffolk County No, 66A 1963),

sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvementsct
thereon eroded,

BEGINNING at a concrete monument set on the westerly line of Grand Avenue at the
a northeasterly corner of land conveyed by Robert H. Preston, A. Kenneth Mansell and
M m Robert Muir to Robert Muir and Helen Muir, his wife, by deed in Liber 3230 cie 09;
and running along said land conveyed to Robert Muir and Helen Muir, his wife, and
passing thru a concrete monument set at the northwesterly corner of said land,
South 710 471 001, West 219.14 Peet; thence algng other land of Preston, Mansell
and Muir 3 course$, as follows: (1) North 18 131 0011 West 74.07 feet; thence (2)
North 57b 541 50" East 104.87 feet; thence (3) North 710 471 0011 East 130.0 feet
to said westerly line of Grand Avenue; thence along said westerly line of Grand
Avenue, South 100 561 401, East 100.0 feet to the point of beginning.
Said premise§ were conveyed to Janes P. Brown and Catherine E. Brown, his wife, re-
corded in the Suffolk County-Clerk's Office in Liber 3287 at page 389.
Subject to: _zoning regulations and ordinances of the Town of Southold; any state
of facts an accurate survey may show, and agreements, covenants, easements and re-
strictions of record, if arty.
