BEGINIJING at a point at high water mark of Cutchogue
Harbor distant 118.46 northerly along high water mark from a monument
known and designated as Station 511 on a certain survey of said Nassau
Point made by Halsey and Van Tuyl, C.E.*s and Surveyors, Greenport, New Yorc
May 1919 and which said point of beginning is at the intersection of the
northerly line of property formerly conveyed by the Nassau Point Club
Properties, Inc. to Curtis H. Muncie (deceased) with said high water
mark; Running thence North 79 degrees 58 minutes 20 ,seconds along the
northerly line of said land of Curtis 11. Muncie (deceased) 576.71
feet more or less to the westerly side of Old Cove Road;. Thence North
26 degrees 2 minutes 00 seconds East and along the westerly side of
Old Cove Road, 234.70 feet to a point where the same would be intersected
by the southerly side of a private road, which has not been staked out;
thence in a general direction North 81 degrees 13 minutes 20 seconds
West and along the southerly side of said private road 411.27 feet more or
less to a stake; thence 79 degrees 58 minutes 20 seconds West 400 feet
more or less to said high water mark of Cutchogue Harbor; ThenceSouth
31 degrees 2$ minutes 40 seconds East and along said high water mark
44.70 feet to a monument known and designated upon the-aforementioned
survey as station 512 and thence South 16 degrees 9minutes 20 seconds .
East and still along said high water mark of Cutchogue 255.30 feet more
or less to the point or place of BEGINNING
Together with a right of way over said Old Cove Road and
said private road for access and egress to main roads and public highway
Subject to restrictions and covenants of record.
