does hereby grant and release unto the part y of the second part. his heirs, executors,
administrators and assigns forever,
that certain lot, piece or parcel of land, situate, lying and
being at Nassau Point, or Little Hog Neck, Town of Southold, Suffolk
County, New York and known and designated as Lot numbered One Hundred
Eighty-six (186) on Map entitled "Amended Map A of Nassau Point, owned
by Nassau Point Club Properties,Inc., situate in the Town of Southold,
Long Island, N.Y. surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. &
Surveyor, Greenport, N.Y." and filed in the office of the County Clerk
of Suffolk County, N.Y. August 16, 1922 file No.156.
TOGETHER with all the right, title, and interest of the party of the first
part of, in and to the land under water in body of water known as "Broad-
waters" abutting said premises. -
SUBJECT, however, to an easement over a strip of Land extending fifteen

feet in width along and above high water mark, which shall form part of
a-coon roadway for the benefit of all persona owning lands on said
Nassau Point.
Being the samepremises heretofore conveyed to the party of the first
part and JUANITA M:.SCHULTZ, her' daughter, by'deed from JUANITA M. SCHULTZ
dated February 14th 1955 and
recorded in the
Suffolk County Clerk's Jerks Office -
on February 23rd, 1955 in Liber 3842 of Deeds, Page 515. `
