at Mattituck, in the Town of Southold, County of Suffolk, State of New York, j!

BEGINNING at a monument on the southerly aide of a certain right of
way distant Two hundred ten and five tenths (210.5) feet on a course South 780
25' West from the Northwester t_
ly corner of certain lander conveyed by the parties
of the first part to Fred M. Jones by Deed dated December 15th, 1927; thence
South 110 West along the Westerly line of land of Raymond A. Hiller, One hundr
sixty four and three tenths (164.3) feet to a monument set in a bulkhead line;
thence South 730 30' West along said bulkhead line fifty (50) feet; thence Wort
110 0' East One hundred sixty seven (167) feet to the Southerly side of said
right of way; thence along the Southerly side of said right of way North 780
25' East Fifty (50) feet to point or place of beginning.
TOGETHER with all the land lying to the south of said described lot
from the said bulkhead line to the high water mark of Feconic Bay between the
east and west lines extended,

BEING a part of the premises conveyed to the parties of the first
part by Deed of Mabel Hollister Houghton dated November 17, 1925 and recorded
in the office of the Clerk of Suffolk County, January 11, 1926 in Liber 1164
of Deeds at page 180.
TOGETHER with a right of way over a strip of land thirty feet wide
lying fust north of the lot herein conveyed, the southerly line of which right
of way extends from the Northwest comer of the lot herein conveyed on !_:course
North 780 25' East to the Northwesterly corner of land conveyed to Fred M.
Jones by Deed dated December 15th, 19277 thence continuing on a course North
700 0' Fast to the Northeasterly corner of land conveyed by the parties of the
first part to Bryant S. Conklin by Deed dated April 15, 1926, and then at which
point said right of way connects with another right of way twenty-five (25)
feet wide running Northerly to New Suffolk Avenue.
The last mentioned right of way was established by an agreement
dated November 25, 1906 between George B. Reeve, Florence B. Reeve and Phebe M.
Hollister and recorded September 5, 1.907 in the office of the Clerk of Suffolk
County in Liber 629 of Deeds at page 168. The parties of the first part
succeeding to the rights of the late Phebe M. Hollister thereunder through her
daughter Mabel Hollister Houghton.
