M-1905 THIS INDENTURE,made the 5<of July ,nineteen hundred and sixty-four
BETWEEN STANLEY G. CASE, residing at Cutchogue, Suffolk County,
New York,
party of the first part,and NORTH FORK COUNTRY CLUB, ]INC., a membership
corporation organized and existing under and by virtue of the Laws
of the State of the State of Now York, having its principal office
at Main Road, Cutchogue, Suffolk County, Now York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

10 seconds East, a distanco of 206.91 foot to the westerly line of
Short Road; running thence in a southerly direction along the westerly
line of Short Road, South 13 degrees Ol minute 40 seconds West, a
distance of 146.30 feet to land of Ruth B. Case; running thence along
said land of Ruth B. Case, North 82 degrees 47 minutes 10 seconds West, I,
a distance of 319.78 feet to a point marked by a monument set on the
easterly line of Moore's Lane; running thence along said easterly line
of. Moore's Lane, North 19 degrees 52 minutes 50 seconds East, .a distance
of 124.85 feet to the point or place of beginning. -.
TOGETHER WITH all the right, title and interest, if any, of the
party of the first part in and to the highways in front of and abutting
said premises to the center lines thereof.
SUBJECT to covenants and restrictions of record.
SUBJECT to the following covenants and restrictions:
1. There shall be no board fences or fences or hedgo over four (4) feet
in height.
2. That no dwelling building shall be erected on said premises which
shall cost less than p6,000.00, All roofs shall be of asbestos,
cedar or composition shingle and no roof shall be laid down with
rolled roofing.
3. That not more than two (2) dwelling houses shall be erected on the
premises herein conveyed and each shall not be in excess of a one-
family dwelling, it being the intention that each dwelling house
will be situated on a parcel of property having an area of 100 feet
. by 150 feet.
