BEGINNING at a monument situate at the southwesterly corner
of land of the party of the second part, which monument is the -
following three courses and distances from a point on the southerly
line of Ruth Road at the intersection where the easterly line of lot
201 as shown on a certain map entitled "Captain Kidd Estates", filed
at Suffolk County Clerkta Office as Map No. 1672, intersects the .said
southerly line of Ruth Road to wit. (1) N. 76 degrees 091 40" East
180.35 feet; thence (2) S. 67 degrees 111 East 45.61 feet; thence
(3) S. 2 degrees 491 West 125.0 feet, and from said point of beginning
so determined running S. 87 degrees llt East 100.0 feet along land of
the party of the second part to a monument; thence running S. 2 degrees
491 West 67.3 feetto a point; thence running N. 87 degrees 111 West
100.0 feet to a point; and thence running N. 2 degrees 491 East 67.3
feet to the point or place of beginning.
SUBJECT to any state of facts that an accurate survey may show,
and subject to covenants, restrictions, easements, reservations and
agreements of record, if any.
- This conveyance is made SUBJECT to the following covenants,
conditions, restrictions and reservations-
1. No buildings other than one private dwelling house for the
use and occupancy of one family and one private garage shall be
erected on said premises. No such dwelling house shall have a first
floor area of less than 960 square feet, not including porches or
garage, and each such dwelling house shall be erected on a parcel
having a minimum of 100 feet frontage on Ruth Road.
"2. The .premises shall not be used for the manufacture or sale
of merchandise or goods of any kind, nor for any trade or business
whatsoever, nor for the display of any advertising or commercial signs.
3. No stables, open cesspools or outside toilets shall be
erected on said premises, and no nuisance shall be created or allowed
on said premises to the detriment of the owners of the premises
adjoining the premises hereby-conveyed and neighboring properties,_ _
