Neck, Town of Southold,Suffolk County, N.Y." made by Otto W. VanTuyl &
Son, Licensed Land Surveyors, owned and developed by the Estate of
George H.Fleet, Cutchogue, N.Y., and filed in the office of the Clerk
of the County of Suffolk on November 16, 1962 as Map File No. 3683,
Abstract File No.4156.
SUBJECT to the following covenants and restrictions:
That not more than one dwelling shall be constructed on the premises
for each 100 feet of road frontage; that any house or bungalow erected
or maintained shall cost not less than $12,500.00 and shall be at least
35 feet back from the front boundary line of the lot, including porch
and piazza. That no outbuildings shall be erected other than the
usual garage, and said garage shall be in connection with or joined
to the house or bungalow, or so erected that it shall be at least
90 feet back from the front boundary line of the lot; that the premises
shall be used for dwelling purposes only; and nothing which shall be
a nuisance, unwholesome or offensive to the neighborhood shall be
permitted on said lot; that no fowl or pigs shall be kept on said
premises.
RESERVING to the parties of the first part, their successors and assigns
the right to dedicate and convey to the Town of Southold land lying
within the bounds of Eastwood Drive.

Will. & Testament was duly admitted to probate in the Surrogates
Court of Suffolk County on 11/13/1939 and as devisees under the
Last Will & Testament of Elizabeth B. Fleet, deceased, which
said Last Will & Testament was duly admitted to probate in the
Surrogates Court of SUgfolk County on 1/18/1955 and in Janet
Reeve Field, as devisee under the aforesaid Last Will & Testa-
ment of George H. Fleet and by Liber 5668 cp 69.
