tenants by the entirety,both residing at

party of the second part, Southold,Suffolk County,New York

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that Certain plot,piece or parcel of laud,with the buildings and improvements thereon erected,Shote,
lyingandbeinginthe Towa of Southold,at Mattituck,County of Suffolk,
State of New York,bounded and described as follows:
BEGINNING at a concrete monument set on the westerly
line of Wickham Avenue,at the northeast corner of the premises -
herein described,adjoining land of STANLEY ZIMNOS%I on the
north;from said monument or point of beginning,running thence
along the westerly line of Wickham Avenue,South 39 Degrees,
07'20"East 60 feet to a monument and other land of Harold R. Reeve
and Sons,Inc•runtting thence along said last mentioned land South
47 Degrees 36' 10" West 225.22 feet to a monument and land of
the.Mattituck Laundromat Inc;running thence along said land
North 43 Degrees 41 '20"West 59.51 feet to a monument and said
land of ZIMNOS%I;thence runniAg along said land of ZIMNOS%I r
North 47 Degrees 36' 10 "East 230.00 feet to a monument atthe
point of BEGINNING.
TOGETHER with all the right,title and interest
if any, of the laty of the first part in and to any streets
and roads abutting the above described premises to the center
line thereof.
BEING and Intended to be the premises conveyed to the
party of the.first part by deed dated the 12th day of July 1964
and recorded in the Office of the Clerk of the County of
Suffolk on the 13th day of July 1964 in Liber 5575 of deeds at
?age 537. -
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pari covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trast fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the Same for
any other purpose.
The ward"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
