BEGINNING at a point on the easterly side of Bay Avenue at the
northwesterly corner of the premises herein described adjoining
land now or formerly of Luhrs on the north, said point being
247.68 feet as measured along the easterly line of Bay Avenue
from its intersection with the southerly line of Riley Avenue;
from said point of beginning running thence along said land now
or formerly of Luhrs, S. 800 49' 00" E. 384.98 feet to a monument;
thence along said land, S. 680 21' 40" E. 60.0 feet to ordinary
i high water mark of James or Willis Creek; running thence South-
easterly along said ordinary high water mark of James or Willis
Creek, the tie line being S. 20 25' 50" E. 305.02 feet to land
of Burke; running thence along said land of Burke and passing
through a monument, S. 730 14' 20" W. 441.97 feet to a concrete
monument and the easterly side of Bay Avenue; running thence along
the easterly line of Bay Avenue, two courses and distances as
follows: 1) N. 210 39' 40" W. 55.43 feet to a monument; thence
2) N. 00 37' 40" W. 464.30 feet to the point or place of
BEGINNING.
SUBJECT to Covenants, Restrictions and Agreements of record.
