A i Heights, Putnam, Connecticut, party of the first part, and ABBOTT ABORN, residing at 94 Meadowbrook Road, North Plain- field, New Jersey, party of the second part, W I T N E S S E T H: WHEREAS, the parties hereto have and hold as tenants I in common certain premises situated in the Town of Southold, County of Suffolk, State of New York, being the same premises i devised to them by the Will of Albert C. Ahern, late of North Plainfield, in the County of Somerset, State of New Jersey, said Will and the Codicil thereto and letters testamentary j issued thereon and proofs and records, all prepared and exem- plified as prescribed by statute, having on the 15th day of '. September, 1964 been recorded in the office of the Surrogate j of Suffolk County, New York, in Liber 284 of Wills, at Page 455; and I WHEREAS, the parties hereto have mutually agreed to make partition of the said premises and hold their respec- tive shares in severalty: , NOW, THEREFORE, the parties hereto agree as follows: i FIRST: The party of the first part shall hence- forth have, hold, possess and enjoy in severalty by herself and to her, and her heirs and assigns, for her share and proportion of the said premises, All that certain plot, piece or parcel ----.. of land, with the buildings and improvements ! �uwA73 PAGF 124 thereon erected, situate, lying and beingI� in the Town of Southold, County of Suffolk, State of New York, bounded and described I as follows: Beginning at a monument on the curved westerly line of Nassau Point Road at the northeasterly corner of Lot 92 as shown on "Amended Map A of Nassau Point" filed in the Suffolk County Clerk's Office as Map III 156; and from said point of beginning run- ning along said Lot 92 South 54 degrees 43 minutes 00 seconds west 629 feet, more or less, to the ordinary high water mark of Peconic Bay; thence northwesterly along said high water mark 130 feet, more or less; thence in a northeasterly direction two courses: (1) parallel to and 130.0 feet northerly from the first course herein de- scribed North 54 degrees 43 minutes 00 seconds east 256 feet, more or less; thence (2) North 58 degrees 45 minutes 10 seconds east 434 feet,. more or less, to said westerly line of Nassau Point Road; thence southerly along said wester- ly line 115 feet, more or less, to the point of beginning.
