WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release..to the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land, situate,
lying and being iR*K near Nassau Point in the Town of Southold, County of
Suffolk and State of New York, known and designated as part of
Lot #47 as shown on a certain map entitled "Map of Nassau Farms,
situate at Peconic, Suffolk County, New York, Otto W. Van Tuyl,
Licensed Surveyor, Greenport, N.Y." and filed in the Suffolk
County Clerk's Office as and by the -Map #1179.
BEING more particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Sterling Road
as shown on said map, at a point thereon marking the division
between Lot #47 and4i48; -
Running thence S. 4° 7' E. along the said division line a
O.ty`�_ distance of 200 feet.to Lot #6 as shown on said map;
Running thence along the line separating Lot #6 from Lot #47
N. 85° 46' E. a distance of 33 1/3 feet;
Running thence through said Lot #47 N. 40 7' W. a distance
of 200 feet to the said southerly line of Sterling Road;
Running thence along the said southerly line of Sterling Road
S. 850 46' W. a distance of 33 1/3 feet to the point or place of
BEGINNING.
It is the intention of the grantor herein to convey the
westerly half of Lot #47 as shown on said map, which said
westerly portion of Lot #47 adjoins Lot 448 which is presently
owned by the grantee herein.
BEING AND INTENDED TO BE part of the premises conveyed in
deed made by Ralpph W. Sterling to Beatrice L. Dudek, dated
Jul yy 15, 1937 an recorded in the Suffolk County Clerk's Office
on Au ust 12 1937 in Liber 1938 at Page 561.
TOGETi-IER with at J right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
