party of the first part,and JOHN T. WARD and MATILDA G. WARD, his wife,

grantors herein by LeRoy S, Reeve, as executor of and trustee under the Last
Will and Testament of George H. Fleet, deceased, by deed dated December
2nd, 1959 and recorded in the Suffolk County Clerk's Office on December 21st,
