filed in the Suffolk County Clerkts Office on May 12, 1939 as Map No.
1280, said premises being bounded and described as follows;
BEGINNING at a monument on the southerly side of Track Avenue at
the northerly intersection of Lot No. 53 and thence along Lot numbers
96, 95 and 94, South 400 581 40" East 170.58 feet to land of H. Annabel
Est.; thence along said land H. Annabel Est., South 500 421 20" West
80.04 feet; thence through Lot No. 54, North 400 581 40" West 168.23
` feet to the southerly side of Track Avenue; thence along the southerly,
side of Track Avenue, North 490 Olt 2011 East 80.0 feet to the point or !
place of BEGINNING.
TOGETHER with a right of way thirty (30) feet in width running
between Stillwater Avenue and Eugene Creek and being located opposite
Track Avenue for access to and from Eugene Creek by foot only.

BEING AND INTENDED TO BE the same premises as conveyed by William
G. Cox and Joyce Cox, his wife, to the party of the First part herein
by deed dated April 5, 1963 and recorded in Suffolk County Clerks
Office on April 10, 1963 in Liber 5331 of deeds at page 394,
THIS CONVEYANCE is subject to a mortgage executed by James
Algeria and Christina Algeria, his wife, to Southold Savings Bank
dated September 24, 1963 in the sum of $10,000.00 and recorde
