part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and

of Heater and along land of Richard Allen S. 24° 04' 1011 E. 858.46 feet;
thence continuing along said land of Allen N.650 55' 50" E 34.81 feet to land of
Dr. Samuel Cohen; thence along said land of Cohen S.270 051 50" E 500 feet,
more or less, to ordinary high water mark of Peconic Bay; thence southwesterly
along sand high water mark 221 feet, more or less, to land of Seagyan Club, Inc. ;
thence along said land of Seagyan Club Inc. , N. 230 25' 20" W 775 feet, more or
less, to land of Nicholas Bernhardt; thence along said land of Bernhardt 2
courses:
1 ) N. 660 34' 40" E 133.07 feet; thence
2) N 24° 04' 101' W. 622.0 feet to the southerly line of Indian Neck Road; thence
along said line of Indian Neck Road N. 75° 22' 20" E 16.22 feet to the point
of Beginning.
Subject to rights of way over a strip of land 16 feet in width, the easterly line.

line of said land of Bernhardt and its extension southerly for about 250 feet
