COMMENCING at a point on the southerly line of Pike Street which

Pike Street a distance of 300.0 feet from a concrete monument set on

of Maneri; running thence in an easterly direction along the southerly
line of Pike Street, North 74° 22' 00" East a distance of 5.00 feet to
the westerly line of land conveyed by John H. Rose and Mary Louise Dohm
L to Elizabeth J. Romeo, the grantee herein, by deed dated January 12,
6, 1967; running thence 'along said last mentioned land South 15° 03' 40"
'East a distance of 1.00 (one) foot; running thence South 74° 22' 00"
West along land of John H. Rose and Kathryn H. Rose, his wife, a distancr
of 5.00 feet; running thence North 150 03' 40" West still along land of

BEGINNING.
BEING AND INTENDED to be a parcel of land 5.00 feet in width on Pike
Street and 1.00 (one) foot in depth, being part of the premises conveyed
to the grantors herein by Emilia T. Pike by deed dated 6/29/57 and
recorded in the Suffolk County Clerk's Office on 1/27/59 in Liber
4579 at page 15.
RESERVING however to the grantors herein, their heirs and assigns
la Right of Way and easement for all purposes under, on and over the

TOGETHER with all right,title and interest,if any,of the party,of the first part in and tome streets and
roads abutting the above described premises to the center lines there.(;TOGETHER with the appurtenances

AND the party of the first part covenants that the party of the first part has not done or suffered anything

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
cranio.as a trust fund to be applied first for the purpose Of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
