BLK. : 1 0, minutes 10 seconds east, 90 feet to an iron pipe, THENCE along other land now or formerly of Gagen, 2 courses, as follows: (1) south 1 degree 28 : OdB. minutes 10 seconds west, 155.99 feet to an iron pipe; LOT. The Grantor herein is the same person as one of the named grantees in a certain deed dated June 24, 1991 and recorded on September 11, 1991 in Liber 11331 at page 505 in the Office of the Clerk of the County of Suffolk. This deed is intended to convey to the grantee all of the grantors right, title and interest to the \ property including grantors life estate and that by said conveyance, said life estate is hereby 1 terminated. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
