The conveyance hereunder is subject to a certain mortgage executed by Popish Equipment Corporation as mortgagor to Northport Federal Savings and Loan Association as mortgagee, which mortgage is dated June 28, 1963 and was recorded on July 2, 1963, in the Suffolk County Clerk's Office, in liber 14137 of mortgages at page 1499, and on which mortgage there is now due the sum of $22,828.01, with interest thereon at the rate of 6% per annum from December 31, 1965, and that the grantee hereby assumes and covenants to pay such mortgage debt and interest as part of the consideration for this conveyance.
