State of New York, bounded and described as follows:
BEGINNING ata point on the easterly side of the West branch
of Deep Hole Drive distant 1586.07 feet southerly along said
easterly side from New Suffolk Avenue, .said point of beginning
® being the point where said easterly side of Deep Hole Drive is
intersected by the southerly side of a 50-foot private road;
FROM said point of beginning running along said southerly
side of said 50-foot road North 640 04' 50" Fast 150.42 feet;
THENCE along land shown on Map of Deep Hole Creek Estates
South 300 11' 20 ' Fast 88.80 feet;
THENCE along land conveyed to Mil-Matt Agency, Inc., South
590 48' 40" West 150.0 feet to said easterly side of Deep Hole
Drive;
THENCE along said easterly side of Deep Hole Drive North
300 11' 20" West 100.0 feet to the point of beginning.
SUBJECT to the following covenants and restrictions:
1. No buildings other than one private dwelling house for
the use and occupancy of one family and one private garage.shall
be erected on said premises. No such dwelling house shall have a
floor area of less than 1000 square feet, not including porches or
garages, and shall not cost less than $13,000.00.
2. The premises shall not be used for the manufacture or sale
of merchandise or goods of any )rind, nor for the trade or business
whatsoever, nor for the display of any advertising or commercial signs.
3• No stables, open cesspools or outsidetoilets shall be
erected on said premises and no nuisance shall be created or allowed
4 on said premises, and no use shall be made thereof that shall be
dangerous to the health of, or offensive to the senses of sight or
LL ynall of the seller, his heirs or assigns, or owner of the premises
�r4 adjoining the premises hereby conveyed and neighboring properties.
W-4 4. No fences, or hedges over 4 feet in height shall be erected
O on said premises, and any such fence or hedge shall be maintained
and kept in good appearance.
5• No fowl, poultry, animals or livestock, shall be .kept on
said premises other than two (2) domestic pets.
6. No mobile homes shall be kept, used or allowed on said
premises except when kept in an enclosed garage.
The covenant;, conditions, restrictions and reservations
herein contained shall apply solely to said premises hereby con-
veyed and they shall cease and terminate on January 1, 1980.
These covenants and restrictions herein imposed shall apply
solely to the premises herein conveyed and these covenants and
restrictions may be modified, changed or released by the seller,
his heirs and assigns and the owner of the premises for the time
being, the seller reserving and retaining all restricting rights
of neighboring properties now owned or which may be acquired by her.
TOGETHER with a right-of-way over said 50-foot private road
from the northeasterly corner of the premises westerly about 150
j feet to Deep Hole Drive.
SUBJECT TO ANY STATE OF FACTS an accurate survey may show
and SUBJECT to covenants, restrictions, easements, reservations
and agreements of record, if any.
BEING AND INTENDID TO BE the same premises conveyed by Deed
from FRANK S. ZALESKI to AUDREY T. ABITZ, dated October 1, 1964,
and recorded in the Office of the Clerk of Suffolk County on
October 13, 1964, in Liber 5631, Page 373 of Deeds.
