PARCEL I
BEGINNING at a monument on the irregularly curved southwesterly
line of Little Peconic Bay Road at the northwesterly corner of Lot
244 as shown on "Amended Man A of Nassau Point" filed in the Suffolk
County Clerk's Office as Map #156, from said point of beginning
running along said Lot 244, S. 80 28' 30" W. - 343 feet, more or less,
to ordinary high water mark ofWunneweta Pond; thence northwesterly
and then westerly and then southerly along said high water mark,
210 feet, more or less; thence along said land of.the party of the
first part, three courses: (1) N. 690 45' W. - 290 feet, more or less;
thence (2) N. 300 05' W - 91.0 feet; thence (3) N. 590 55' E. -113.67
feet to an iron pipe on the curved westerly end of a private road,
known as "Sailor's Lane"; thence along said "Sailor's Lane," three
courses: (1) Southeasterly and then easterly and then northeasterly on
a curve to the left having a radius of 50.0 feet, -a distance of 130.90
feet to an iron pipe; thence (2) N. 59° 55' E. - 131.64 feet; thence
(3) N. 400 00' E. - 157.0 feet to an iron pipe on said southwesterly
line of Little Peconic Bay Road; thence southeasterly along said
southwesterly line 100 feet, more or less, as measured by a tie line,

Suffolk on August 16, 1922 as Map 156," with the ordinary high water
line of Great Peconic Bay; running thence N. 640 22' 10" E. along the
northerly line of said West Bay Road 177 feet, more or less, to a

joins the westerly line of Lowland Road; running thence on a curve to
the left having a radius of 86 feet along the line of Lowland Road
102.07 feet to a point of reverse curve, the chord of said curve
being 96.18 feet and running N. 300 22' 10" E. from the first
mentioned point of curve; running thence on a curve to the right
having a radius of. 196 feet along the westerly line of Lowland Road
as said Lowland Road is shown on the map above referred to 54.05 feet

to a point where said westerly line of Lowland Road is inter-
sected by the southerly line of other land of Walter C. Grabie,
the chord of said last mentioned curve being 55.88 feet; and
thence N. 5° 16' 20" E. from the point of tangent of said reverse
curve; running thence S. 64° 22' 10" W. along other land of
Walter C. Grabie 525 feet, more or less, to the line of
ordinary high water mark of Great Peconic Bay; running thence
in a southeasterly direction along the line of ordinary high
water mark of Great Peconic Bay 108 feet, more or less, to the
point or place of beginning.
TOGETHER with all the right, title and interest of the party
of the first part of, in and to the land lying below the line of
ordinary high water mark of Great Peconic Bay adjacent to the
premises hereinabove described.
TOGETHER with all the right, title and interest of the party
of the first part of and to West Bay Road adjacent to said
premises on the south.
