Being and intended to be a portion of the promises heretofore
i,ywnvoyed by Leslie R. Bermingham to�.Wlius Zebroski by deed recorded
P„ in the Suffolk County Clerk's Office on January 25, 1944 in Liber
2336 of Deeds at page 444.
SUBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS;
1.. That neither the said parties of the second Part, mor their
heirs and assigns, shall or will manufacture, sell or cause or permit
to be manufactured or sold, on any portion of the promises herein con-
veyed, any goods or merchandise of any kind, and shall not carry on
or pormit to be carried on, on any part of said promises, any trade,
business, commercial enterprise, boarding house or profession whatso-
ever.
2. That only one house or bungalow shall be eroctod or maintained
on any one 60 foot lot fronting on channel.
3. That no dwelling house costing less than 45,000 shall be orected
on such 60 foot lot fronting on the channel unless plans are approved
in writing by the party of the first part.
4. There shall be no outside toilets or outhouses erected. An
adequate sewerage or septic tank shall be maintained.
5. That the said covenants are declared to bo and shall be covenants
attached to and running with the land. The said restrictions, however,
may be released or altered by the party of the first part at any time
with the consent in writing of the ownor of the premises at that time.
It is understood and agreod that the restriction contained in other
deeds by the party of the first part to other persons covering promi-
ses other than the premises described heroin, limiting the frontage of
lots on the channel to 60 feet and limiting one house or bungalow to
any one lot with 60 foot frontage on the channel, shall not be applic-
able to the premises described herein.
