at 222 Manor Place, Greenport, New York,

private road, said point of beginning being the following two courses
and distances, from a point on the southwesterly line of Little
Peconic Bay Road at the northwest corner of Lot 244, as shown on
"Amended Map A of Nassau Point", and filed in Suffolk County Clerk's
Office as Map No. 156: (1) northwesterly 100 feet, more or less,

of which runs North 490 19' West 100 feet; thence (2) South 400 00'
West 157 feet; and from said point of beginning running thence along
land of Harbor Cove, Inc., South 9. 33' East 275.86 feet to a bulk-
head along Wu neweta Pond; running thence along said bulkhead,
South 85„ 09' West 45 feet; thence still along said bulkhead,
,South 12' 11' East 10 feet 'to other land of Harbor Cove, Inc.;
running thence along said land, North 38° 43' West 229.26 feet to
Sailor's Lane; running thence along Sailor's Lane the following .
courses and distances: (1) easterly on an arc to the left having a

East 133.51 feet to the point or place of BEGINNING.
TOGETHER with a right of way in common with others for access
between said premises and Little Peconic Bay Road and for the
installation of utility connections over the following described
parcel known as "Sailor's Lane":

w described property known as the "Beach Area" for bathing and m.cnic
privileges under the express condition, however, that no buildings
for structures may be built or maintained thereon:
BEGINNING at a point at the intersection of the northerly line of
West Bay Road, as the said West Bay Road is laid out and shown on a
map entitled Amended Map A of Nassau Paint owned by Nassau Point
Club Properties, Inc., situated in the Town of Southold, Long Island,
New York, map by Otto W. Van Tuyl, C.E. Surveyor, Greenport, New York,
dated 6/22/22 and filed in the Office of the Clerk of the County of
Suffolk on August 16, 1922 as Map No. 156", with the ordinary high
water line of Great Peconic Bay; running thence North 64° 22' 10"
East along the northerly line of said West Bay Road 177 feet, more or
less, to a point of curve where the said northerly line of said
West Bay Road joins the westerly line of Lowland Road; running thence
on a curve to the left having a radius of 86 feet along the line of
Lowland Road 102.07 feet to a point of reverse curve, the chord of
said curve being 96.18 feet and running North 300 22' 10" East from
the first mentioned point of curve; running thence on a curve to
the right having a radius of 196 feet along the westerly line of
Lowland Road as said Lowland Road is shown on the map above referred
to 54.05 feet to a point where said westerly line of Lowland Road
is intersected by the southerly line of other land of Walter C.
Grabie, the chord of said last mentioned curve being 53.88 feet; 'k
running thence South 64° 22' 10" West along other land
of Walter C. Grabie 325 feet, more or less, to the line of ordinary
high water mark of Great Peconic Bay; running thence in a south-
easterly direction along the line of ordinary high water mark of
Great Peconic Bay 108 feet, more or less, to the point or place of
BEGINNING.
SUBJECT to covenants and restrictions of record affecting
said premises.
This conveyance is made in the regular course of business
actually conducted by the party of the first part.
