WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the tarty of tho second port, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being but at at Mattituck, Town of Southold, Suffolk County, New York
bounded and described as follows:
BEGINNING at a point on the southerly side of Park Avenue where the
northeasterly corner of premises about to be described and the north-
westerly corner of Lot 6, Plan of Marratooka Park, Suffolk County,
File #19, intersect same, said point being distant 789.13 feet wester-
ly from the corner formed by the intersection of the westerly side of
Marratooka Road and the southerly side of Park Avenue; running thence
along the westerly line of Lot 6 aforesaid, South 110 25' East 620.54
feet to ordinary high water mark of Great Peconic Bay; running thence
along ordinary high water mark of Great Peconic Bay in a northwesterly
direction about 282 feet to land of C.H. Wickham; running thence along
said land North 110 25' West 264.96 feet to land of Hanlon; running
thence along said land of Hanlon North 780 35' East 255.97 feet;
running thence along lands of Hanlon and Carey North 110 25' West
300 feet to the southerly side of Park Avenue; running thence North
850 31' East 20.14 feet to the point or place of BEGINNING.
The Easterly 20 feet of said premises is a private road running
from Park Avenue to Great Peconic Bay and is subject to the use there-
of by Hanlon and Carey.
The Beach Area extending from said 20 foot private road Westerly
to the jetty is subject to the use thereof by Hanlon and Carey.
SUBJECT to a First Mortgage, held by SOUTHOLD SAVINGS BANK, in
the face amount of $24,900.00, the balance of which Mortgage is, at
the present time, approximately $20,846.53.
