Romaine and Roxanne M. Romaine, his wife: RUNNING THENCE South 72 degrees 51 minutes 20 seconds East along the Southwesterly side of Northwest Loop 35.41 feet to a monument; THENCE along the Southwesterly side of Northwest Loop along an irregular curve the fallowing two tie line courses and distances: (1) South 83 degrees 09 minutes 20 seconds East 167.56 feet to a monument; (2) South 88 degrees 39 minutes 50 seconds East 100.63 feet to the westerly end of a curve connecting the Northwesterly side of Old Cove Road with the Southwesterly side of Northwest Loop; RUNNING THENCE Easterly, Southerly and Westerly along said curve to a point on the Northwesterly side of Old Cove Road where same is intersected by a tie line course and distance measured from the aforesaid Westerly end of the curve of : South 26 degrees 19 minutes East 23.20 feet; THENCE along the Northwesterly side of Old Cove Road along an irregular curve the following two tie line courses and distances: (1) South 36 degrees 02 minutes 00 seconds West 199.70 feet; (2) South 40 degrees 30 minutes 00 seconds West 194.86 feet; p LIBER 6058 RACE 45 THENCE South 69 degrees 39 minutes 50 seconds West 443.94 feet to the ordinary high water mark of Cutchogue Harbor (Horseshoe Cove); RUNNING THENCE along the ordinary high water mark of Cutchogue Harbor the following two tie line courses and distances: (1) North 5 degrees 06 minutes 00 seconds East 88.61 feet; (2) North 16 degrees 09 minutes 20 seconds West 218.29 feet to the aforesaid land of Romaine; AND RUNNING THENCE along said land the following two courses and distances: (1) North 79 degrees 58 minutes 20 seconds East 234.64 feet- (2) North 43 degrees 44 minutes 00 seconds East 247.34 feet to the monument on the Southwesterly. side of Northwest Loop, the point or place of beginning. TOGETHER with all the right, title and interest of the party of the first part of, in and to land under the water of Horseshoe Cove abutting said premises. TOGETHER with all rights, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof, except that the party of the first part retains and reserves the title to any portion of Old Cove Road to the center line thereof which adjoins any premises in which the-title thereto will be in the party of the first part at or after the conveyance of premises described herein.
