County of Suffolk and State of New York, bounded and described as

BEGINNING at a point at the Northwest corner of the premises
herein being described, which point is distant the following course
and distance from a point on the southerly side of South Cross Road,
where same is intersected on the Northeast corner of land now or
formerly of Fitzpatrick, which last mentioned point on the southerly
side of South Cross Road is 724.97 feet westerly from the corner
formed by the intersection of the westerly side of Fleets Road with
the southerly side of South Cross Road: (1) South 310 43` East
118.66 feet; and running thence from said point of beginning the
following eight courses and distances: (1) South 310 43' East
15.34 feet to a monument; (2) South 260 17' East 125.0 feet to a
monument; (3) North 690 47' 20" East 90.95 feet to a monument;
(4) North 690 37' 50" East 90.0 feet to a monument; (5) North
320 02' West 125.0 feet to a monument; (6) South 700 22` West
84.0 feet to a monument; (7) North 290 14' 30" West 15.21 feet
to a point; and (8) South 700 22' West 85.22 feet to the point or
place of beginning.
TOGETHER with an easement of right-of-way for ingress and egress
from the above-described premises over a strip of land having a width.
of 15 feet when measured at right angles to its sidelines, the west-
erly and northerly lines of which are located as follows: BEGINNING
at a point on the southerly side of South Cross Road where same is
intersected by the Northeast corner of land now or formerly of
Fitzpatrick, which last mentioned point on the southerly side of
South Cross Road is 724.97 feet westerly from the corner formed by

sputherly side of South Cross Road; running thence South 310 43'

by the prolongation of the following course on the Northerly
boundary of the premises above described in an Easterly direction,
to wit: South 700 22' West a distance of 42 feet.
WITH respect to the right-of-way herein granted for ingress
and egress, it is further provided that if the Purchaser, her
and assigns, heirs
gn , desires to improve said easement and right-of-way,
said Purchaser, her heirs and assigns shall, at her own cost and
expense, properly grade, blacktop and in perpetuity properly
maintain or repair said easement and blacktop surface along the
said right-of-way easement hereinabove described.
THE Seller reserves to himself, his heirs, and assigns forever,
the right to pass, repass and use a three-foot wide utility ease-
ment now located on the above-described property and running with
the westerly and partially on the northerly boundaries thereof.
SUBJECT to covenants, restrictions, reservations and agreements
and easements of record, if any, and subject to any state of facts
an accurate survey may show.
