County of Suffolk and State of New York, bounded and described as

BEGINNING at a point marked by a monument at the westerly
terminus of the southerly line of a private road known ea "Sailor's
Lane" (which point is South 590 55' West, a distance of 133.51 feet
Prom a point marked by a monument at the northerly corner of premises
heretofore conveyed by Harbor Cove, Inc, to John G. Hansen and Helen
0. Hansen, his wife, by deed dated December 19, 1966 and recorded in
the Suffolk County Clerk's Office on December 20, 1966 in Liber 6088
op. 279); from said point of beginning running along land of the
parties of the first part, being along said former southerly line of
'Sailor's Lane". North 590 55' East, a distance of 90.50 feet; thence
through said land of the parties of the first part and along the present
southerly line of "Sailor's Lane" two courses and distances as follows
1) South 570 00' West a distance of 29.23 feet; thence
2) South 610 19' West a distance of 61.34 feet to the point
of BEGINN'_NG.
TOGETHER with any easements granted by the aforementioned deed
recorded in Liber 6088 op. 279, in say former portions of"Sailor's Lane
lying outside the lines of the presently existing "Sailor's Lane".
