Howell and Lena F. Howell, his wife, to Bryant S. Conklin by deed dated April 15th, 1926; thence south 4 degrees 1 minute 20 seconds east 161.44 feet along the westerly boundary of lands conveyed by Leone D. Howell and Lena F. Howell, his wife, to Raymond A. Hiller to the high water mark of Great Peconic Bay; thence along the said high water mark of Great Peconic Bay south 78 degrees 14 minutes 40 seconds west 59.14 feet; thence north 3 degrees 40 minutes 30 seconds west 152.88 feet to the southerly side of said 30' right of way; thence north 70 degrees 00 minutes east - along the southerly side of said right of way 60 feet to the point or place of beginning, according to a survey made by Otto W. Van Tuyl, Licensed Surveyor, dated August 9th, 1940. TOGETHER with all the right, title and interest of the parties of the first part of, in and to, land lying below high water mark adjacent to the above described premises. TOGETHER with a right of way over a strip of land thirty (30) feet wide, the southerly line of which beginning at the northwest corner of the land herein described runs on a cour9Cnorth 70 degrees 00 minutes east to the northeasterly corner of the land heretofore mentioned as conveyed to Bryant S. Conklin and thence northward over another right of way twenty-five (25) feet wide extending from the southerly side of the first right of way of New Suffolk Avenue.
