paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,pieceor 2.rcel of land,with the buildings and improvements thereon erected,situate,

Southold, County of Suffolk and State of New York and known and desig-
nated as Lot Number 11 on a map entitled Map or proposed subdivision,
Section A, Nassau Point Club Properties, Inc., situate on Nassau
Point, Suffolk County, New York", surveyed June 7, 1919 by Wallace H.
Halsey, C.E„ and filed in the office of the Clerk of Suffolk County
on August 16, 1922, as Map No. 156, said lot being more particularly
bounded and described as follows:
COMMENCING at a concrete monument set in the easterly line of Nassau
Point Road at the northwesterly corner of Lot Number 12 as laid out on
said map; thence running northerly along the said easterly line of Was
sau Point Road along the are of a curve bearing to the left a distance
of 103 feet to a concrete monument at the southwesterly corner of Lot
Number 10 as laid out on said map,the tie line between the two last
mentioned monuments being on a bearing and dimension of north 40 15'
40" east 103.80 feet; thence running along the southerly line of said
Lot Number 10 north 780 36' 20" east 348 feet to a point in the ordi-
nary highwater line of Little Peconic Bay, said last mentioned course
passing through five concrete monuments; thence running along the ordi
nary highwater line of Little Peconic Bay south 90 241 00" east 100
feet; thence running along the northerly line of said Lot Number 12
I south 780 361 20" west 372.52 feet to the concrete monument set in the
easterly line of Nassau Point Road at the point or place of beginning,
said last mentioned course passing through five concrete monuments.
TOGETHER with all the right, title and interest of the party of the
s first part of, in and to land adjoining said premises and to the east
thereof between the northerly and southerly record lines thereof as ex
++ tended below highwater line and also all riparian rights of the party
of the first part of, in and to said land below the high water line.
