PARCEL I:
ALL that certain plot, piece or parcel of land with the buildings
and improvements thereon erected, situate, lying and being in the
Village of Mattituck, Town of Southold, County of Suffolk and State of
New York, known and designated as and by Lots No. 101 and 103 on a
certain map entitled "Amended Map of Property of Mattituck Park
Properties, Inc., Mattituck, New York," made by Daniel R. Young,
surveyor and which said map was filed in the office of the Clerk of
the County of Suffolk on January 12, 1926 as Map No. 801.
TOGETHER with the right to the said party of the second part and
the successors and assigns of the party of the second part, to use,
in common with the other owners of lots shown on said Map, the tract
shown on said Map as Sigsbee Park, for park purposes, under such
conditions, limitations and restrictions as the Mattituck Park
Properties, Inc., or its successors, may impose. Such use to be
- such as in the unrestricted judgment of said Mattituck Park Properties
Inc. will not unreasonably interfere with the use and enjoyment of
said Sigsbee Park by the other owners of lots on said Map.
TOGETHER with a right of way over the Sigsbee Road shown on said
Map and over a right of way three rods wide running from Peconic Bay
Boulevard over premises shown on said Map to Peconic Bay.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed of Noel R. Albrecht dated December 1, 1964
and recorded in the office of the Clerk of Suffolk County on
December 2, 1964 in Liber 5661 of conveyances, at page 431.
PARCEL II:
ALL that certain plot, piece or parcel of land, situate, lying
and being at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, being parts of Lots 23, 24 and 25 on a certain
map entitled, "Amended Map of Mattituck Heights" and filed in the
office of the Clerk of the County of Suffolk on July 24, 1935 as
Map No. 1184, which said parts of said lots when taken together are
bounded and described as follows:

BEGINNING at a monument set in the easterly line of Wickham
Avenue, as widened, distant 185.59 feet northerly, measured along
.the present existing easterly line of Wickham Avenue from its
intersection with the northerly line of Bayer Road; running thence
along said easterly line of Wickham Avenue, as it merges into Middle
Road, the following two courses and distances: (1) North 7° 30' 10"
West 81.98 feet to a monument, and (2) North So 34' 40" East 32.10
feet to a monument and land now or formerly of Russell Tuthill;
thence South 840 17' 30" East along said last mentioned land 165.32
feet to a monument set in the westerly line of Lot #31 on said map;
thence South 240 54' 20" East along the westerly line of said lot
21.69 feet to a monument and land now or formerly of Joseph Zulewski;
and thence South 65° 5' 40" West along said last mentioned land 183.07
feet to the point or place of BEGINNING.
TOGETHER with the use of a right of way eight feet wide to and
from Wickham Avenue to Long Creek, a branch of Mattituck Bay to pass
and repass on foot only, said right of way commencing at the northerly
junction of Middle Road and Wickham Avenue at a concrete monument,
running thence in a westerly direction eight feet; running thence in
a northerly direction 130 feet parallel with the boundary line of
property now or formerly of Hubert W. Klein and Gustav Bayer, to means
high water mark of Long Creek; running thence in an easterly direction
along Long Creek to land now or formerly of Hubert W. Klein; thence
running in a southerly direction along the western boundary of land
now or formerly of Hubert W. Klein 130 feet to a concrete monument,
the northerly junction of Middle Road and Wickham Avenue, the point
or place of beginning.
SUBJECT TO covenants and restrictions of record.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed of Noel R. Albrecht and Dorothy J. Albrecht
dated December 1, 1964 and recorded in the office of the Clerk of
Suffolk County on December 2, 1964 in Liber 5661 of conveyances, at
page 428. -
