party of the first part,and

WITNESSETH,that the party of the first part,in consideration of

West 272.16 feet; thence North 69 degrees 48 minutes 50 seconds East
110.40 feet; thence South 23 degrees 50 minutes East 266.56 feet to
the northerly line of Sterling Road; thence along the last mentioned
line South 69 degrees 48 minutes 50 seconds West 184.82 feet to the ,

front and abutting said premises.

BEING AND INTENDED TO BE the same premises conveyed to the grantor

PARCEL ALL that certain plot, piece or parcel of land, with the buildings and
TWO improvements thereon erected, situate, lying and being at Peconic,
Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the Westerly line of Bay Avenue, said
point being distant 71.74 feet northerly from the corner formed by the
intersection of the westerly line of Bay Avenue and the northerly line
of Sterling Road; thence from said point of beginning South 78 degrees
36 minutes 51 seconds West 14.00 feet plus or minus to the approximate
easterly high water line of Baldwin's Creek; thence northerly as said
Creek winds and turns 12.00 feet plus or minus to a point; thence
North 78 degrees 36 minutes 51 seconds East 14.00 feet plus or minus
to the westerly line of Bay Avenue; thence along the last mentioned
line South 7 degrees 59 minutes 50 seconds East 11.96 feet to the
point or place of BEGINNING.
