running thence South 5 degrees 05 minutes East, along said land of
Conklin 213.99 feet to the high water mark of Peconic Hay; thence
along the said high water mark, on a tie line of North 89 degrees
22 minutes 50 seconds West, 69.45 feet; thence North 4 degrees "
minutes West, along land now or formerly of Brendel, 192.54 feet to
the southerly side of a right of way and thence North 70 degrees
00 minutes East, along said right of way, 60 feet to the point or
place of beginning.
' TOGETHER with a right of way over a strip of land 30 feet wide,
the southerly line of which begins at the northwest corner of the
land herein described runs on a course North 70 degrees 00 minutes
East to the northeast corner of the land herein mentioned as
conveyed to Bryant S. Conklin; thence North over another right of
way 25 feet wide extending from the southerly line of the first
