BEGINNING at a point on the easterly side of a thirty foot wide right
of way distant 289.53 feet northerly measured along said easterly side
of said thirty foot wide right of way from the intersection of said
easterly side of said 30 foot wide right of way with the northerly side
of Wickham Avenue, and running thence along said easterly line of said
30 foot right of ,way two courses and distances as follows:

part ; thence North 640 10' 30" East along said land 276.69 feet to land
of Dickerson, Dickerson and Feinberg; thence South 270 19' 00" East
along said last mentioned land 100 .feet to other land of the party of
the first part; thence along said land South 590 03' 10" West 267.13
feet to the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress from the above descri-
bed premises to Wickham Avenue over the said. thirty foot wide right of
way, the easterly line of said right of way being described as follows :
