THIS INDENTURE,made the lst day of October nineteen hundred and sixty-nine,

Washington Avenue in the Borough of Bergenfield, County of
Bergen and State of New Jersey,
party of the first part, and JAMES TALAS and PARIE TALAS , his wife, both
residing at 119-14 Union Turnpike, Kew Gardens , in the Borough
c� and County of Queens , City and State of N@w York,

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
r lying and being igxbb at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, known and designated as part
C!* of lot 12 , in Block 1 on a certain map entitled, "Map of Captain
Kidd Estates" , and filed in the Suffolk County Clerk' s Office
on January 19,1949 as Map No. 1672 , bounded and described as
follows:
BEGINNING at a point on the southerly side of Sound Beach
Drive, said point marking the division line between lots 11 and
12 as shown on the aforesaid 'map; running thence along the
southerly side of Sound Beach Drive North 570 30' East 100.46
feet to the division line between lots 12 and 13; running
thence southerly along said division line South 380 00' East
241.75 feet; thence through lot 12 North 520 00' West 100.00
feet to the division line between lots 12 and 13; thence
along said division line North 380 00' West 251.38 feet
to the southerly side of Sound Beach Drive at the point or
place of beginning.
SUBJECT to a road easement as shown on map dated July 22,
1969 and recorded simultaneously herewith.
SUBJECT to covenants and restrictions of record and
zoning ordinances .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. a '
