SANOK and MAUREEN T. SANOCX, formerly known as cMAUREEN T. HUNT, both residing at Saltaire Way, Mattituck, New York, ell party of the first part,and WILLIAM J. SANOK and MAUREEN T. SANOK, his wife, both it residing at Saltaire Way, Mattituck, New York, U (44 Y party of the second part, } WITNESSETH, that the party of the fir st-paitin consideration of ten dollars and other valuable consideration o paid by the party of the second part, does hereby grant and release unto the.party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, jlying and beingiDdagK at Oregon, near Mattituck, Tawe of Southold, County of Suffolk and State of New York, known and designated as Lot No. 36, on a certain map a dated March 22, 1966, entitled, "Map of Subdivision of Saltaire Estates, Town of Southold, at Mattituck, Suffolk• County, New York", filed in the Office of < r the Clerk of the County of Suffolk on August 3, 1966 as Map No. 4682, bounded Q ' and described in accordance with said map as follows: BEGINNING at a point in the easterly side of Saltaire Way, distant 175 feet northerly from the northerly end of the curve connecting the northerly side of Wavecrest Lane with the easterly side of Saltaire Way; thence North 160 59' 30" West along the easterly side of Saltaire Way, 100 feet to Lot 35; per', thence North 730 00' 30" East along the division line between Lots 35 and 36, 200 feet to land now or formerly of John Cybulski; thence South 160 59' 30" a o East along said land of John Cybulski, 100 feet to Lot 37; thence South 730 e 00' 30" West along the division line between Lots 36 and 37, 200 feet to the easterly side of Saltaire Way, at the point or place of beginning. j' SUBJECT to any state of facts than an accurate survey may show. BEING the same conveyed by RICHARD P. GRIFFITH and GRACE GRIFFITH, his wife, to WILLIAM J. SANOK and MAUREEN T. HUNT on May 28, 1969 and recorded in Liber 6559 at Page 65 on June 3, 1969. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of `a the party of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. -The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
