THIS INDENTURE, made the 31st day of July nineteen hundred and sixty-nine

both residing at 59 W. Fenimore St. , Valley Stream, N.Y.

Charles H. Rauch and Evelyn M. Rauch, his wife.,

or successors and assigns of the party of the second part forever,
z ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
LL lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as and being the northerly one-half of
Lot 39 and the southerly 37.50 ft- of Lot 40 on a certain map
entitled, "Map of Property of Ravatone Realty Corporation, Section
1, Citchogue, surveyed by D.R. Young, Surveyor, Riverhead, N.Y."
and filed in the Office of the Clerk of the County of Suffolk on
December 22, 1930 under the File #539 and being more particularly
bounded and described as follows :
BEGINNING at a point on the easterly side of Pequash Avenue distant
343.80 ft. southerly as measured along the easterly side of Pequash
Avenue from the corner formed by the intersection of the easterly
side of Pequash Avenue with the southerly side of Fleetwood Road;
RUNNING THENCE North 57 degrees 45 minutes East 175.00 ft;
THENCESouth 32 degrees 15 minutes East 62.50 ft;
THENCE South 57 degrees 45 minutes West 175.00 ft. to the easterly
side of Pequash Avenue;
THENCE North 32 degrees 15 minutes West along the easterly„side of
Pequash Avenue to the point or place of BEGINNING.
Together with all rights of the party of the first part, if any,
to use in common with others to the right of way to the beach at
East Creek and the strip of land at Eugene Creek as described in
deeds recorded in Liber2069 page 546, Suffolk County Clerk's
office.
Being intended to be the same premises conveyed to the party of
the first part by deed dated 11/22/66 and recorded in the Suffolk
County Clerk's Office in Liber 6077 page305 on 11/30/66.
TOGETHER with all right,title and interest,if any, of the party of the first part of, in and to any streets end
roads abutting the above-described premises to the center lines thereof; TOGETHER with the aMnutenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assi„"s of
the party of the second part forever.
AND the party of the first'part covenants that the party of the first-pa.,+tbas-not;done or,suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section: 13 of the Lien Law, covenants that the It" of
the first part will receive the consideration for this conveyance and will hold the right to receive such eowid-
