RUSHMORE, residing at Two Spring Hill Road, LESS THAN Roslyn Heights, New York $100.00 party of the first part, and MARGARET M. RUSHMORE, residing at Two Spring Hill Road, Roslyn Heights, New York party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration id by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, �. ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, S M lying and beinginthe Town of Southold, County of Suffolk and tate of New i York, `bounded and described as follows': 'f1 BEGINNING at a point on the southerly side of a private road known- I as Beachwood Road at the northeasterly corner of the premises hereto- fore convyed to Harold ld. Olsen and Hilda F. Olsen, his wife, by deed ti recorded in Liber 2800 CP 154 in the Office of the Clerk of Suffolk County; running thence along the southerly side of Beachwood Road south 81 degrees 55 minutes 50 seconds east 35 feet; running thence + south 5 degrees 10 minutes west 196.70 feet more or less to the ordinary highwater mark of Great Peconic Bay; running thence along the ordinary highwater mark of the Great Peconic Bay in a general northwesterly direction to a point where the easterly side of land now or formerly of Olsen as extended southerly would intersect the ordinary highwater mark of the Great Peconic Bas; running thence along the easterly line of land now or formerly of Olsen north 11 degrees 25 minutes east 195.50 feet to the point or place of BEGINNING. SAID PREMISES being known as (No number) Beachwood Road, Cutchogue,N.Y. BEING THE SAME PREMISES conveyed to the party of the first and the party of the second part by .deed dated the 21st day of September,1960 and recorded in the office of the Clerk of the County of Suffolk on the 29th day of September, 1960 in liber 4861, page 183. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shallbe construed as if it read "parties" whenever the sense of this indenture so requires.
