WITNESSETH,that the pang of the first part,in consideration of TEN AND 00/100 ($10.00
dollars,
lawful money of the United States,and other good and valuable consideration paid
by the party of the second pan,does hereby ,.or and release unto the party of the second part, the heirs or
sneceswrs and assigns of the parte of the.second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. M and N on a certain map
entitled, "Map of Shore Acres", and filed in the Office of the Clerk
of the County of Suffolk on January 3, 1914 as Map No. 41.
TOGETHER WITH all the right, title and interest of the party of
the first part in and to Mattituck Bay and the shores thereof in
front of said Lots M and N, including all accretion, if any.
TOGETHER WITH a right of way, in common with others, between
said Lots M and N and Bay View Avenue over North Drive, as laid out
on said map, Bay View Avenue shown thereon now being a public
highway.
Said premises being more particularly bounded and described as
follows:
BEGINNING at a point on the easterly side of North Drive where
the same is intersected by the northerly side of Lot L on said map;
running thence along the easterly side of North Drive (1) North
6° 08' 45" East, 99.05 feet; (2) on a curve to the right, having a
radius of 118.06 feet a distance of 90.07 feet and (3) a curve to
the left, having a radius of 216.92 feet, a distance of 30.02 feet;
thence South 880 13' 30" East, along the southerly side of Lot 0,
580.15 feet to the shore of Mattituck Creek; thence along the shore
of Mattituck Creek on the following tie lines, (1) South 4° 09' 20"
East, 24.18 feet, (2) South 3° 04' 00" West, 92.18 feet, (3) South
80 46' 20" West, 58 feet and (4) South 3° 16' 20" West, 8.86 feet
Iand thence North 89° 42' 10" West, along the northerly side of said
Lot L, 640.76 feet to the easterly side of North Drive and the point
or place of BEGINNING.
