west corner of the premises herein described, adjoining lard of Jarvis on the West,
said monument being North 57 degrees 30 minutes 00 seconds East 100.86 feet as
measured along the northerly side of Sound View Avenue from a monument marling
the southeasterly corner of land of Matalene; and ft-cm said point of beginning
running thence along said land of Jarvis North 24 degrees 47 minutes 10 seconds
West 703.51 feet to the ordinary high water mark of Long Island Sound; thence
easterly along the said high water mark as measured by a tie line North 65 degrees
41 minutes 20 seconds East 87.51 feet to land now or formerly of William B. Duryee;
thence along said land South 25 degrees 43 minutes 10 seconds Fast 682.93 feet to the
northerly line of Sound View Avenue; running thence along said line two courses
and distances as follows:
1) South 50 degrees 16 minutes 50 seconds West 51.72 feet; thence
2) South 57 degrees 30 minutes 00 seconds West 49.14 feet to the
monument and place of BEGINNING.
TOGETHER with all riparian rights of the party of the first part, if any, in
front of or adjoining said premises.
