WITNESSETH,that the party of the first part,in consideration of TEA _

by the party of the second part,does hereby grant and release onto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements there.,,erected, situate,
lying and being in the Town of Southold, Suffolk County, New York at Mattltuck,
bounded and described as follows:
COMMENCING at a concrete monument set in the Southerly line of Mill
Road at the point of intersection of the Southerly line of Mill Road
and the Westerly line of lands now or formerly of the Estate of GEORGE
G. TERRY (Which concrete monument lies North 850 05' 20" West, as mea-
sured along the Southerly line of 'Mill Road.40.53 feet from an angle
point in said road) and from said point of beginning:
RUNNING South 40 36' 2010 East along said lands of TERRY ESTATE 367.55
feet, more or less, through a pipe to Mattltuck Creek;
THENCE running Westerly and thence Northerly or Northwesterly along
Mattltuck Creek to Mill Road (said course along Mattituck Creek being
indicated by the following two tie lines:
(1) North 750 02' 40- West 188.20 feet to a point; and
thence (2) North 240 16' 000 West 325.06 feet to a point);
thence North 730 24' 4001 East along the Southerly line of
Mill Road 125.0 feet to a point; and
.THENCE continuing South 850 05' 20" East along the Southerly line of
Mill Road 166.70 feet to the monument at the point or place of be-
ginning.

TOGETHER with all the right, title and interest, if any, of the parties
ofthe first part in and to land lying within the bounds of Mill Creek
adjacent to said premises to the center line thereof, and 1, and to
lands under thewatersof Mattituck Creek adjacent to said premises.
And together with all the right, titleandinterest if any, of the par-
ties of the first part in and to the highway known as mill Road to the
center line thereof.
BEING AND IN'TENDED to be the same premises conveyed to the parties of
the first part by deed dated. October. 4, 1957 and recorded in the Office
of the Clerk of the County of Suffolk on October 16, 1957 in Liber 4379
Page 65.
SUBJECT to a purchase money mortgage in the, sum of THIRTY-THREE THOU-
SAND ($33,000.00) DOLLARS to be recorded simultaneously herewith.
SUBJECT. to any state of facts an.accurate survey may show.
SUBJECT to covenants, restrictions, reservations and easements, if any,
of-record.
