party of the first part,and CHARLES C. WATTS, residing at (no street
number) Sterling Road, East Cutchogue, County of
Suffolk and State of New York,

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs

BEGINNING at a concrete monument set at the intersection of the
southerly line of Sterling Road as the same is intersected with
the easterly line of Bay Avenue, being the northwesterly corner
of Plot 130 as shown on a certain map entitled "Map of Nassau
• Farms, situate at Peconic, Suffolk County, New York, Otto W. Van
Tuyl, Licensed Surveyor, Greenport, N.Y." end filed in the

- said point of beginning running north 69 degrees 48 minutes 50
# seconds east along said southerly line of Sterling Road.61.91 feet
to land of Charles C. Watts, the Grantee herein; running thence
south 24 degrees 12 minutes 10 seconds east along and contiguous
with the westerly line of property now owned by Charles C. Watts,
the Grantee herein, 164.41 feet to land now or formerly of Mueller;
running thence south 73 degrees 25 minutes 30 seconds west along
land now or formerly of Mueller 107.62 feet to the easterly line
of Bay Avenue; and running thence north 7 degrees 59 minutes 50
seconds west along the easterly line of Bay Avenue 160.91 feet to
the point or place of beginning.
SUBJECT to any state of facts an accurate survey might disclose.
The aforedescribed premises being a part of premises conveyed to
the Grantor herein by deed dated the 114th day of September, 1944,
which said deed was recorded in the Office of the Clerkof the
