BEGINNING at a concrete monument set on the easterly line of

be described where the easterly line of said COX'S Neck Lane is
intersected by the southerly line of Sledzieski and from said point
of beginning, running along said land of Sledzieski, South 84
degrees 18 minutes East, 165.0 feet through a concrete monument to
the ordinary high water mark of Mattituck Creek; running along the
ordinary high water mark of Mattituck Creek on a tie line bearing
South 48 degrees 21 minutes East a distance of 105 feet, more or
less, to a point; running thence South 73 degrees 45 minutes West
along other land of Pelis, 265 feet to a point in the easterly line
of Cox's Neck Lane; running thence along Cox's Neck Lane the follow-
ing two courses and distances: (1) North 2 degrees 45 minutes West,
97.0 feet to a concrete monument; and (2) North 19 degrees 22 _
minutes East, 63.0 feet to the monument set at the point or place of a
beginning.
