BEGINNING
ollows.BEGINNING at a monument on the southerly aide of a certain right of
way.distant-346.7 feet on a course south 780 25' west and an addition-
al 13.5 feet on a course south 640.17' west, making a-total of 360.2
feet from the northwesterly corner of certain lands conveyed by
Leone D. Howell to Fred M. Jones by deed dated April 15, 1926, and
corrected by another deed dated December 15, 1927; thence south 60
09' West, 180.8 feet to a monument set in a bulkhead line; thence
south 640 17' west, along said bulkheadlinefifty feet; thence north
60 9' east, 180.8 feet to the southerly side of said right of way;
thence along the southerly side of said right of way north 640 17'
east 50 feet to the point or place of BEGINNING.
Together with the right of way of a strip of land 30 feet wide lying
just north of the lot herein conveyed, the south line of which right
of way extends from the northwest corner of the land herein conveyed
on a course 640 17' East for 63.5 feet; thence North 780 25' East to
the northwesterly corner. of lands conveyed-_to. Fred M. Jones by cor-
rected deed dated December 15, 1927; thence continuing on a course
North 700 East to the northeasterly corner of land conveyed by
Leone D. Howell to Bryant S. Conklin by deed dated April 15, 1926 at
which point said right of way connects with another right of way 25
feet wide running northerly to New Suffolk Avenue; and also
BEGINNING at a point on the southerly line of a 30 foot right of
way at the northeasterly corner of land of the party of the second
part and running thence along the southerly line of said 30 foot right
of way, North 640 14' East 13.4 feet; thence still along said right of
way North 760 35' 40" East 1.6 feet; thence along land of Tufano-Grilli
South 60 05' 40" West 180 feet more or less, to a bulkhead at ordinary
high". water line of Peconic Bay; thence southwesterly along the last
described line 15 feet to the southeasterly corner of said land of the
party of the second part; thence along the last described land, North
60 02' 50" East 180 feet, more or less, to the point of beginning.

lines extended from the bulkhead line to the-high water mark of
Peconic Bay.
TOGETHER.with a right of way over astrip of land thirty (30) feet
wide just north'6f the lot herein conveyed, the southerly line of
which right of way extends from the northwest corner of the lot herein
conveyed on course North 640 14' East for 13.4 feet, thence continu-
ing on a course North 760 351 40" East to the northwesterly corner of
land conveyedtoFred M. Jones by deed dated December 15th, 1927;
thence continuing on a course North 700 0' East to the northeasterly
corner-of land conveyed by the parties of the first part to
Bryant S. Conklin by deed dated April 15, 1926 and thence northerly
over another right of way twenty-five (25) feet wide extending from
the southerly side of the first"right of way to New Suffolk Avenue.
The last mentioned right of way was established by agreement between
George B. Reeve, Florence B. Reeve and Phebe M. Hollister and recorded
V September 5th, 1907 in the office of the Clerk of Suffolk County in
Liber 629 of Deeds at page 168.
It is understood and agreed that the rights herein given under
the last mentioned right of way shall not extend south of the south
line of the first described right of way.
SUBJECT to zoning regulations and ordinances and building restrictions
and regulations of the City, Town or Village in which the premises lie.

SUBJECT to easements, covenants, agreements and restrictions of record
affecting said premises, if any.
The first of the aforesaid parcels being that conveyed to
Raymond V. Cahill and Mary K. Cahill, his wife, by deed dated -
July 31, 1958 and record in the office of the Clerk of Suffolk County
on August 4, 1958 at Liber 4494 at page 534 and the second of such
parcels being the same as that conveyed to Raymond V. Cahill and
Mary K. Cahill by deed dated April 11, 1960 and recorded in the office
of the Clerk of Suffolk County on June 28, 1960 in Liber 4832 at page
141.
SUBJECT to a purchase money mortgage in the sum of $12,500. executed
simultaneously herewith.
