by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iMkhA on Peconic Bay, in the Village of Cutchogue, Town
of Southold, County of Suffolk and State of New York, known and
designated on a certain map entitled "Map of Beachwood Colony
Property, made by Franklin F. Overton, Surveyor, September 19169
filed in the Office of the Clerk of the County of Suffolk on the
14th day of February 19170 as Map No. 727, as and by Lot No. 1,
bounded and described as follows:
BEGINNING at a certain iron pipe monument on Great Peconic
Bay, adjoining the meadow of Mrs . 0. B . Goldsmith; running thence
north 22 degrees 12 minutes west 150 feet to a certain other iron
pipe monument; thence north 16 degrees 46 minutes east 200.4 feet
to a certain other iron pipe monument; and the lands H. V . Downs;
thence north 74 degrees 42 minutes east a distance of 40 feet to
another iron pipe monument; thence southerly along same land along
the westerly side of Lot No. 2 a distance of 335 feet to a certain
iron pipe monument on Peconic Bay, and thence westerly along Peconic
Bay 40 feet to the point or place of BEGINNIT.G.
TOGETHER with a right of way from said premises over and
through the land of Henry V . Downs to New Suffolk Avenue .
TOGETHER with a right of way over the lands lying east of
the premises herein described to the road leading northerly
through the lands of H. V . Downs to the mein road.
SUBJECT to mortgages of record._
SUBJECT to any state of facts an accurate survey would shcuT.
SUBJECT to all covenants, restrictions, easements, agreements
and reservations, if any, of record, and the violation of any of
the same.
SUBJECT to any and all building restrictions and zoning
ordinances of the municipality in which said premises are situate
and the violation of any of the same .
SUBJECT to the physical condition of any building or
structure on the premises as of the date of sale hereunder.
