WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of We second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,withthe buildings and improvements thereon erected,situate,

County of Suffolk and State of New York, bounded and described as
follows:'.
BEGINNING at a granite monument located on the southwesterly side of a
road called New Suffolk Avenue Where said road is intersected by the
westerly line of the land now o;: formerly of Frederick S. Taggart;
RUNNING THE4CE northwesterly along the southwesterly side of said New
Suffolk 'Avenue, north 6't degrees west two hundred and twenty-four
feet and-fifty-eight onehundiedths,of a foot to a cement monument,
and THENCE along a line south 14 degrees 7 minutes east two hundred
and eighty-three feet and five tenths of a foot to a cement monument;
THENCE in a southeasterly directiori'along a line forming an angle of
one hundred and forty-nine degrees andseven minutes with the last
mentioned line, one hundred and thirty-one feet and six tenths of a
foot to a chisel mark on the sea: wall on the high water mark of
Down's Creek Channel; THENCE in an easterly direction and along the
high water mark of Down's Creek Channel one hundred and eighteen feet
and five tenths of a foot to the westerly boundary line of the afore-
said land now or formerly of Frederick S. Taggart; THENCE along the
said westerly boundary line of the land now or formerly of Taggart
north 14 degrees 48 minutes west two hundred and twenty-one feet and
six tenths of a foot to the granite monument at the point or place
of beginning.
Together with all the right, title and interest of the party of the
first part hereto of, in and to the land under water in the bed of
Down's Creek Channel in front of and adjoining the premises above
described.
Being and intended to be the same premises conveyed by Henry C.
Bainbridge by Deed dated March 18, 1952, and recorded in the Suffolk
County Clerk's Office April 11, 1952 in Liber 3339 of Deeds,
Page 177.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with theappwroccomes
