residing at 670 Centre Avenue, Lindenhurst, New York,

paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs

ALL that certain plot.piece or parcel of Lead,with the buildings and improvements thereon Greeted, situate,
lying and beingiaJibit at Cutchogue, in the Town of Southold, County of
Suffolk and State of New York, being known and designated as Lot
No. 2 and the southerly portion of Lot No. 3 on a certain map
entitled, "Map of Property of M.S. Hand, Cutchogue, L.I., N.Y.,
and filed in the Suffolk County Clerk's office September 18, 1930
as Map No. 730, being more particularly bounded and described as
follows:
BEGINNING at a point on the easterly side of a 30 foot right
of way shown on the above described map, where the same is inter-
sected by the division line between Lots 1 and 2 on said map;
thence North 110 251 00" West along the easterly side of said
right of way, 75 feet to a concrete monument; thence North 620
171 0011 East, through a concrete monument, 264.80 feet to the.
average high water line of Eugenes Creek; thence Soyth 280 501
10" East along the average high water line of Eugen6s Creek, along
a tie line course, 70.90 feet to the division line between Lots 1
and 2 on the above described map; thence South 620 041 00" West along
the last described division line, 287.24 feet to the easterly side
of the aforesaid right of way at the point or place of beginning.

party of the first part by deed dated February 16, 1954 and re-
corded February 16, 1954 in liber 3652 cp 523.
